Most of our commercial work in Williamson County and Nashville falls into a handful of building types. Warehouses and distribution space along I-65 and in the Cool Springs corridor need abrasion resistance under forklift traffic, clear line striping and joints that will not chip out. Auto shops and dealership service bays in Franklin, Brentwood and Murfreesboro need a floor that shrugs off hot-tire pickup, oil and brake cleaner.
Restaurants and commercial kitchens live under thermal shock, standing water and daily chemical cleaning, and the health department expects a seamless surface with a cove base up the wall. The phrase “commercial epoxy floor coating” gets used for everything from a paint-thin two-coat system to a quarter-inch urethane mortar. They are not interchangeable, and the wrong pick fails early.
A thin-mil epoxy or urethane system is two coats, roughly 8 to 12 mil total, rolled over a ground slab. It suits light-duty warehouse, storage and mechanical rooms that need dust sealed rather than impact carried. A 100%-solids epoxy build system adds thickness, typically 20 to 40 mil across two or three coats, and gives a distribution floor or shop real body under steel wheels and dropped parts.
Quartz broadcast floors take a 100%-solids epoxy base, broadcast colored quartz sand to refusal, then lock it in with a grout coat and topcoat. The texture is adjustable, which is why quartz is our default for wet areas: kitchens, dish pits, locker rooms, kennels and pool-house decks. Flake polyaspartic floors use the same broadcast idea with vinyl flake and a polyaspartic topcoat, and they go into showrooms, offices and lobbies because the finish is UV-stable and reopens the next morning. Urethane mortar, also called cementitious urethane, is the heavy end of the range. Troweled at 3/16 in to 1/4 in, it handles thermal shock, meaning a 180°F kettle dump followed by a cold hose-down, which epoxy cannot do reliably. It is our standard for commercial kitchens, breweries, food processing and wash-down areas. ESD-rated and chemical-resistant topcoats for labs or battery rooms are specified as options on the systems above.

Scheduling Around Your Operations
The question we get before price is “can you do this without closing us?” Usually yes, with planning. Restaurants get night work: we grind and prime after close on night one, build and topcoat on night two, and hand the kitchen back before the morning prep crew arrives. Warehouses and shops get phased areas. We coat a set of bays while the rest of the building runs, then move the line, so a 20,000 sq ft distribution floor might go in over three weekends without a lost shift.
Where turnaround is the whole problem, a polyaspartic topcoat is what makes it work. It is walkable in hours and takes rolling loads in about a day, so a showroom coated Saturday night is open Monday. We cover the trade-offs in our guide to fast-cure polyaspartic topcoats. What Middle Tennessee Commercial Slabs Throw At Us
Most commercial slabs in Franklin, Brentwood and Nashville were poured on clay-heavy soil over limestone, and clay holds water. Add roughly 50 in of rain a year and humidity near 70% according to the National Weather Service climate normals for Nashville, and moisture vapor coming up through the slab is the most common reason a commercial floor coating fails here. It is predictable if someone tests for it, so we run a calcium chloride or in-slab relative humidity test on every commercial job before we quote. Standard epoxy tolerates roughly 3 lb of moisture vapor emission per 1,000 sq ft per 24 hr; above that, or above about 75 to 80% in-slab RH, we specify a vapor-barrier primer and price it up front instead of discovering it after a blister.
The second problem is what the last owner left behind. Older buildings along Columbia Avenue or in Nashville’s industrial corridors often carry a cure-and-seal compound, tile mastic or a failed coating, and nothing bonds to any of it. We diamond-grind every commercial floor with metal-bond tooling to a clean, profiled surface; acid etching does not remove sealers or open a hard-troweled slab consistently, so it is not part of our process.
Then there is damage. Forklift traffic chips control-joint edges and spalls the slab where pallets get dropped. We fill joints with a semi-rigid polyurea or a flexible sealant depending on whether the joint needs to move, patch spalls with a fast-set repair mortar, and chase and fill cracks before the primer goes down. Moving joints are honored through the coating rather than buried, which is the difference between a floor that lasts and one that cracks in six months. Commercial Epoxy Flooring Cost in Franklin and Nashville
Commercial pricing is quoted per project, but we publish ranges so a facilities manager can budget before calling. In Middle Tennessee, a thin-mil two-coat epoxy or urethane floor runs about $3 to $5 per sq ft installed. A 100%-solids epoxy build system runs $5 to $8. Quartz broadcast and flake polyaspartic both land at $5 to $9 depending on texture and topcoat. Urethane mortar runs $8 to $15 per sq ft because of material volume, trowel labor and the cove base that almost always goes with it.
Five things move a commercial quote. Square footage is the biggest: unit price drops as the floor grows. Prep is second; an old sealer, oil saturation or failed coating costs more to grind than a clean pour. Joints and cracks are priced by the linear foot of filler. A cove base, which health departments expect in kitchens and which we recommend in any wash-down area, adds per linear foot of wall. Line striping, safety borders and logo insets are priced by the item. Each is its own line on the written scope. Safety, Cleanability and Compliance
A commercial floor gets judged by an inspector or safety manager as much as by the owner, so we design for what they check. Slip resistance is set by aggregate: quartz broadcast for wet areas, a fine grit in the topcoat for dry areas that still see spills. A seamless coating with a coved base eliminates the grout lines and wall joints where bacteria collect, which is what health inspectors look for in a kitchen or clinic. Every system we install is cleanable with standard commercial degreasers and auto-scrubbers.
We do not make blanket VOC or “green” claims. Low-odor options are available for most systems, and we sequence odor-heavy steps for unoccupied hours. We are licensed and insured. Our Commercial Process and Warranty
Every commercial job starts with a site walk. We measure, photograph the slab, note joints and drains, and set moisture test kits. Two to three days later we send a written scope naming the system, thickness, prep, joint treatment, phasing and price. If the moisture numbers call for a vapor-barrier primer, it is in the scope, not in a change order.
Installation follows the flow in the diagram above. We check slab temperature and dew point before each coat, because a floor rolled within 5°F of the dew point will blush and lose bond. Polyaspartic topcoats let us work through cold months and the humid Tennessee summer; 100%-solids epoxy wants the slab above 50°F, so in an unheated warehouse in January we heat the space or switch chemistry. Can you work around our operations?
Yes. We install nights, weekends and in phased areas, and we plan the phasing with your operations manager so racking, aisles and dock doors stay usable. Restaurants are typically done after close over two nights.
How thick is a commercial epoxy floor?

Epoxy or polished concrete for a commercial space?
Polished concrete fits retail and office space with a sound slab and no chemical exposure. Epoxy and urethane coatings win where the slab is damaged or stained, where chemicals or thermal shock are present, where slip texture or line striping is needed, or where moisture vapor has to be blocked. We will tell you if polishing is the better call.
Will the floor hold up to forklift traffic?
A 100%-solids epoxy build system or urethane mortar will, provided the slab is properly ground and joints are filled with a semi-rigid filler so wheel edges cannot chip them. Thin-mil systems are not intended for forklift traffic and we will not sell one for that use.
How chemical resistant is commercial epoxy flooring?
Standard epoxy and polyaspartic topcoats resist oils, fuels, brake fluid, most cleaners and diluted acids. Urethane mortar adds resistance to hot water and caustic wash-down. For concentrated acids, solvents or battery rooms we specify a chemical-resistant topcoat and confirm against your chemical list before quoting.
