What does not change the price: the color you pick, the flake blend, or carrying the coating a few inches onto the door threshold. Those are included.
Why Middle Tennessee Floors Cost What They Do
Two local factors push some quotes up. The first is moisture. Middle Tennessee averages around 70% relative humidity, and our clay soils hold water against the underside of slabs. Standard epoxy delaminates when vapor drive is high, which is why we moisture-test every floor and only add a vapor-barrier primer when the reading calls for it. The second is slab condition. Many older Nashville garages were poured without a vapor barrier underneath, and many newer slabs carry curing compounds or sealers that have to be ground off completely before a coating will bond.
Neither factor is a reason to skip the work. A coating that peels in two years costs more than doing it right once, because the failed coating has to be ground off before a new one goes down.
DIY Epoxy Kit vs Professional Installation Cost
A big-box epoxy garage floor kit costs a few hundred dollars for a two-car garage. It also lays down about 2 to 4 mil of material over an acid-etched slab. Our residential systems build several times that thickness over a diamond-ground surface, with a polyaspartic topcoat that resists hot-tire pickup. Kits fail at the tire paths first, usually within a season or two, and removing a failed kit adds about $1 per sq ft to a professional install later. If budget is the deciding factor, a solid-color epoxy system with a polyaspartic topcoat is the lowest-cost way to get a floor that lasts.

How to Compare Epoxy Floor Quotes
When you collect quotes from epoxy floor installers, the lowest number is often not the lowest cost. Ask each company for these five things in writing:
- Prep method. Diamond grinding, not acid etching or a power wash.
- Moisture test. Which method, and what happens if the slab fails.
- Total build thickness. In mils, for the full system.
- Topcoat chemistry. Polyaspartic or polyurethane, not a second coat of epoxy in a sunny garage.
- Every add-on. Crack repair, stem walls and primers priced before the job, not during it.

The difference is material cost. Most of our garage floors already use a polyaspartic topcoat, so you get the UV and hot-tire resistance either way.
How much does metallic epoxy flooring cost?
Metallic epoxy runs $8 to $15 per sq ft installed, or roughly $3,600 to $7,500 for a two-car garage and $6,800 to $15,000 for an 800 to 1,200 sq ft finished basement. The range is wide because design complexity, the number of pigment colors, and the topcoat choice all change the labor involved.
Why are some garage floor coating quotes so much cheaper?
A quote well under $4 per sq ft usually means acid etching instead of diamond grinding, no moisture test, a thin one-coat product, or add-ons that appear after the work starts. Ask every bidder for the prep method, moisture test method, total mil thickness and topcoat chemistry in writing before you compare prices.
Does the price include a moisture test?
A moisture test runs $50 to $300 depending on the method, and we waive it when you book the floor. If the slab reads above the threshold, a vapor-barrier primer adds $1.50 to $3.50 per sq ft. You see the reading and the price before we start.
