Why Nashville Slabs Need a Moisture Test

Nashville averages around 70% relative humidity, and the clay soils across Davidson County hold water against the underside of slabs. That moisture moves up through the concrete as vapor. Standard epoxy traps it, pressure builds, and the coating blisters or lets go, usually within a couple of years. It is the most common reason we see failed garage floors in Middle Tennessee.

Older homes add a second problem. Many detached and older attached garages around Nashville were poured without a vapor barrier underneath, so they carry more moisture than a new slab. We test every floor before quoting it, and we only add a vapor-barrier primer when the reading calls for it.

Our standard residential install takes two days. Day one is inspection, moisture testing, diamond grinding with dust extraction, crack and joint repair, and the base coat, which cures overnight. Day two is the flake broadcast or design layer, scraping and vacuuming, and the polyaspartic topcoat. You can walk on it within hours and park on it a few days later, depending on the system. A one-day full polyaspartic system is available when the schedule or a cold snap calls for it.
